Transparancy You can trust

1

Pre-construction

While your land titles, land settlement and finance approval are being finalised, our team is working behind the scenes to prepare your building permits and construction drawings. This ensures everything is ready to progress smoothly into construction, and the team will keep you informed every step of the way.

2

Construction

This is where the excitement begins — your home starts taking shape as work progresses onsite. Throughout the build, you’ll receive regular updates and progress photos so you always feel connected to the journey. Once we reach practical completion, a full quality assurance inspection and final building inspection will take place. After these checks are complete, your occupancy permit is issued.

3

Settlement

Your new home is now ready! In the lead-up to handover, you’ll complete an inspection process to make sure everything’s as you imagined, and then receive your keys.

3

Warranty

Our after-care team is here to support you post-settlement, giving you peace of mind long after you move in.

Clarity in costs

We don’t believe in hidden costs, so you’ll always know where your financials are at. Need extra support with financing? Our trusted partners are ready to help.

Name

Shape Homes is a very thorough and professional builder, and we had a great experience with our investment property. They completed the built within 6 months and every stage and its sub-tasks could be traced online with photos. The communication was consistent and hassle-free. There were hardly any defects reported by the building inspector and the build overall was high in quality.

Yogjeet R November, 2025

Shape Homes is a reliable and professional builder. They completed my home ahead of schedule, within budget and to decent quality, despite many other builders experiencing delays and challenges from rising costs at the same time. My construction manager, Mitchell, did an excellent job and helped me on many occasions through the project. I want to thank Mitchell and Shape Homes for their service and commitment, it’s much appreciated.

Joe C November, 2024

My experience with Shape Homes was really positive. It was a pleasure to deal with the friendly professional staff, and I am so impressed at how quickly they progressed through the build stages. Their use of technology (for contracts, amendments and settlements) made the whole process a virtual experience. Most importantly, I am impressed with the quality of the final build, including the appliances and fit outs, and having absolutely everything included in my turnkey home.

Kristy B June, 2020

From start to finish, the process was seamless. The staff was friendly and knowledgeable, making it easy to communicate my ideas. I appreciate the dedication to customer satisfaction and will be recommending this service to my friends and family.

Jordan S February, 2021

Working with Shape Homes has been a significant and positive experience. From the initial engagement through the build process and final handover, it has been a smooth experience. Throughout, Shape Homes provided updates on the various build stages through the team onsite and offsite.

General

What is the Community Infrastructure Levy (CIL)?

A Community Infrastructure Levy (CIL) is a levy which some local councils in growth areas require landowners to pay. It’s a one-off amount that contributes to the building of surrounding amenities. A CIL might go towards funding sporting facilities, community centres and the like.

Before we can obtain your building permit, the CIL has to be paid to your council.

What type of contract do I sign?

You will sign a Preliminary Agreement and a HIA New Homes Contract.

How long will it take until we receive a site start date?

From land settlement, we’ll provide a construction commencement date within approximately 12 weeks, pending authority approvals.

What are covenants?

A covenant is a restriction placed on a piece of land which sets the requirements for the home that can be built on it. These restrictions include the size and style of the home and the materials used. They protect investments by regulating the standard of the homes in an estate. Most new estates also have specific Developer Guidelines, which the buyer must comply with.

If you have a covenant on your home, this will be outlined in the Section 32 Vendor Statement you receive. Shape Homes can assist you with both covenants and Developer Guidelines when selecting your new home.

‍

Can I make internal changes?

Architects have planned your home to deliver high-quality, open-plan living that complies with council requirements under medium-density planning rules. Internal structural changes aren’t possible, but approved upgrade packs are available.

What is a variation?

An alternation to a standard design or building specification. Depending on what stage of the process you are in, they will be called an AVO, PCV or BV.

What is an occupancy permit?

Also called a Certificate of Occupancy, this document is issued by a Building Survey or after final inspection of your new home. It certifies your home is ready to move into.

House and Land

How many homes has Shape Homes built?

The Queensland Development Code (QDC) is a Queensland Government code that sets out state-specific building standards for residential and commercial development. It covers a range of requirements including housing design and siting, sustainability, safety, accessibility, flood and cyclone considerations, and much more.

What is an easement?

An easement is a section of land registered on the Certificate of Title, providing Council or utility providers right of access to your property. An easement often includes pipes (such as sewer or stormwater pipes). You can not build a house or other permanent structure over an easement without consent.

What is a setback?

A setback is the minimum allowable distance from the front boundary of the block to the front of your home.

What is included in my build?

Shape Homes House & Land Packages are curated with refined selections and thoughtfully designed inclusions. Each home brings together considered finishes, practical upgrades and a cohesive design direction to make the building journey simple and transparent. Check the inclusions list for more details.

Home Designs & Guidelines

Where does Shape Homes build?

We specialise in greenfield locations such as new housing estates throughout Melbourne and Geelong.

What upgrades are available?

To remove additional complexity, our floor plans include a high level of specification already. However, you can make the build your own by choosing from our upgrade packs. Each one has to be taken in full and prices vary. If you’re interested, check out our online Quote Builder.

What is a Building Envelope?

A building envelope is a designated area on your land within which all building work must be contained. It is registered on your title by the council and will be shown in the Plan of Subdivision attached to the Vendor Statement.

What is a building permit?

A building permit must be granted before the construction of your new home can begin. This ensures the construction plans and engineering comply with all relevant building regulations and have been approved by a registered building surveyor.

Is Shape Homes a Registered Builder?

Yes. We hold builder’s licence CDB-U 58454 and a Victoria registration number.

What is Developer Approval?

Shape Homes applies for Developer Approval of your building plans on your behalf. The developer will check your new home complies with all estate requirements.

Can I select internal colours?

Yes, we have a range of different colour schemes for the internal colours. Each has been prepared by professional interior designers for the best aesthetic appeal. Unfortunately, you cannot swap items between colour schemes.

Can I visit the site during construction?

Due to OH&S requirements, you won’t be unable to visit the site during construction. Our skilled team will be working hard to ensure your home is delivered with the highest quality, and you’ll have the opportunity to walk through the home when we receive the certificate of occupancy. This occurs before you make the final payment to ensure it’s everything you imagined it would be.

‍

Can I make external changes?

Your home’s exterior has been designed by a professional architect and qualified designers. To ensure the build meets council requirements, estate guidelines and approved streetscapes, we don’t permit changes to the externals of the home’s design or colours.
